STANDARD HOUSING SPECIFICATION LIST

 

1.   FOUNDATION

1.1 All external load-bearing walls will be founded in 15MPA mass concrete footings as

       indicated on the working drawings

1.2 All internal dividing walls will be founded on 30MPA mass concrete foundation as

       indicated on the working drawings.

1.3 Conventional buildings methods, as for normal foundation conditions will be used. 

2. SUPERSTRUCTURE 

2.1 Houses to be build with 220MM Thick External and 110MM Thick Internal walls,

constructed with an average 14MPA super cement building bricks for ground floor and building  blocks of 6 MPA on the first floor .

3.  ROOFS 

3.1 Roof trusses and/or rafters with grade V5 SA pine timber. (grade of type wood)

3.2 Roof covering for the house and garage will be everite fiber cement roof sheeting (big six)

3.3 Facias and eave boards will be installed. 

4. DOORS & DOOR FRAMES 

4.1 Front entrance door will be a standard wooden door where applicable, with a cylinder lockset.

4.2 All other external doors to be wooden doors.

4.3 All Internal doors to be hollow core hardboard faces suitable for painting and with concealed  edges.

4.4 All internal doors will be hung to pressed wooden door frame.

5  WINDOWS AND FRAMES 

5.1 All windows will be fitted with standard white Aluminum frames. 

6.  GLAZING 

 6.1 Glazing to all Aluminum window frames will be 3MM clear sheet glass except window to

       toilets and bathrooms, which will be glazed 4MM Obscure Glass. 

7. Windows Sills 

7.1 All Internal window sills will be plastered

7.2 All External window sills will be plastered 

8.  WALL FINISHES 

8.1    Internal walls will have a coat (plaster chalk)  finish, trowelled smooth with a steel

         trowel

8.2    External walls will have a one-coat cement plaster finish, trowelled with a wood

         float.

8.3    Glazed ceramic tiles, at developer’s choice, will be provided at a Max of N$ 75.00 per sqm. 8.3.1 Kitchen tiles to be 3 rows or 0.6m from workspace tops and/or splash back levels

8.3.2 Bathrooms: 2.7M High tiles. Shower walls to be 2.7M High

8.4    Single soap dish will be fitted at the bathroom bath (developer’s choice)

8.5    A toilet paper holder will be fitted in the toilet (developer’s choice)

8.6    If applicable, a single soap dish will be fitted in the shower (developer’s choice) 

9. FLOOR FINISHING 

9.1 All surface beds will be finished smooth with a wooden trowel.

9.2 All Internal floor areas will be tiled with ceramic floor tiles at a max of N$ 75.00/M2

9.3 Clients are to choose floor covering from the range as specified by developer provided that no more than one color of floor covering may be chosen for a house.

9.4 Shower floors will be covered with mosaic floor tiles at a max of N$ 75.00/M2 

10.  CEILINGS 

10.1 Ceiling to be 6.4 MM Rhino board and skimmed with rhino glide for good finishing.

10.2 Cornices to be Rhino cover cornice 

11. PAINTING 

11.1 Ceiling and cornice will be painted with two coats of interior quality white

         Contractors PVA

11.2 All plastered surfaces will be painted with two coats white or cream acrylic PVA

         Paint

11.3  All hardboard surfaces will be finished with two coats of wood sealer or one

        Undercoat and two high gloss enamel paint.

11.4 All other timber or hardboard surfaces will be finished with one universal

         Undercoat and two coats high gloss enamel paint

11.5 All External walls will be painted a color scheme of developer choice. 

12. IRONMONGERY 

12.1 All Internal doors will be fitted with a five lever sash lock Dorma lockset with Edinburgh 189N/267 F1-Aluminium Silver chromium plated lockset covers.

12.2 All External doors will be fitted with a cylinder lockset with chromium plated lockset covers.

12.3 In each bathroom one double chromium plated towel rail will be fitted.

12.4 a Standard aluminum shower door and frame will be provided 

13. JOINERY 

13.1 Either white, or Balsa finishing colored built-in cupboards will be provided in all bedrooms and kitchen as indicated on plan.

13.2 Kitchen cupboard units will be provided as per plan and sketch.

13.3 Standard cupboard door handles (a per developer’s choice) will be provided

13.4 3MM machine edging on all cupboard doors

13.5 0.3MM edging on all cupboard frames

13.4 Meranti skirting will be provided to all floor areas except inside the garage 

14.  ELECTRICAL 

14.1 Plugs and light points will be provided as shown on the architect’s drawings

14.2 Standard 150MM bowl fittings with porcelain base, polycarbonate bowl as selected

        and fitted by developer will be provided

14.3 One telephone point will be provided

14.4 A TV point will be provided

14.5 One Geyser point and connection to the geyser will be provided

14.6 One stove point will be provided.

14.7 A 600MM wide 4-plate Build-in stove and Below-counter oven will be supplied by the developer and installed by the contractor.

14.8 All light fittings will be standard light fittings as per developer’s choice 

15. PLUMBING

15.1 All sanitary fittings unless otherwise stated in this specification will be standard type

        Ceramic.

15.2 White PVC bath tub to be 1700MM long in bathrooms and ceramic wash hand

         Basins will be fitted to walls with concealed brackets.

15.3 WC suites will have standard low level 9-litre ceramic systerns and the toilet pans

        will have P-traps

15.4 A single sit on and double sink, 1200MM long and mounted on a double door sink unit will be

        installed in the kitchen.

15.5 The sink unit will be provided with a standard sink mixer

15.6 All other taps will be of the standard chromium plated Cobra types or any other similar.

15.7 The hot water cylinder will be a 100-litre econoflo or similar geyser

15.8 One garden tap will be provided 

16. SITE WORK 

16.1 No landscaping will be done

16.2 Boundary Walls: Existing boundary walls, whether from/on an adjacent project or development or house will qualify as a boundary wall for the new property even if any such boundary wall is not registered within the boundary of the new property. Where no boundary walls exist for any new property to be erected, the following boundary walls will be erected:

16.3 Plastering of boundary walls will be as per developer’s choice;

16.4 All boundary walls will be painted two coats with colors as per developer’s choice;

16.5 All gates will be 700MM high wooden gates as per developer’s choice; 

17.  GARAGE 

17.1 Unless otherwise provided for, garages will be constructed to the same

         Specifications as the house

17.2 An Alu- zinc roll-up garage door will be installed

17.3 Garages will be constructed with roofs as on plan

17.4 Only one window will be provided

17.5 Internal walls of the garage where applicable, will be plastered and painted with two

        Coats interior quality white contractors PVA

17.6 No ceiling will be provided

17.7 Electrical installation to the garage will be one power point and one light point
