1.      WALLS

1.1     External Walls

1.1.1  Rock face plinth with cement above DPC level

1.1.2  Smooth plastered and painted with good Exterior Quality PVA paint where not exposed to the elements

1.2     Internal Walls

1.2.1  Smooth plastered finish and painted with good Interior Quality PVA paint

1.2.2  Bathrooms tiled to ceiling

1.2.3  Kitchen walls tiled above counters only, to height of 450mm above counter level or underside top cupboards.

1.2.4  Tiles to owner’s choice – Developer supply samples

2.      ROOF

2.1     Cement tiles on timber structure

2.2     Reinforced concrete flat roofs with insulation.

3.      DOORS

3.1     External Doors

3.1.1  Garage Doors: Fibre glass tip up or section overhead garage doors with remote control operation

3.1.2  Entrance Gate: Remote controlled sliding gate.

3.1.3  Entrance doors to units: Hardwood

3.1.4  All external doors to be painted or varnished.

3.1.5  All external doors to be fitted with double cylinder Lockset and stainless steel handles.

3.2     Internal Doors

3.2.1  Standard hardboard semi solid doors, painted.  Fitted with 2 lever lockset and stainless steel handles.

3.2.2  Sliding Doors:  Powder coated aluminium

4.      WINDOWS

         Windows to be powder coated aluminium

5.      FLOOR FINISHES

5.1     Bedrooms: Wooden floor or carpets – Developer supply samples

5.2     Remainder: Tiles to owner’s choice – Developer supply samples

5.3     Garage: Grano screed

6.      CEILINGS

6.1     Ground Floor Ceilings: Rhino board ceilings painted

7.      SANITARY WARE

7.1     WC:   Close coupled Vaal – white

7.2     HWB: Vaal type ceramic basin (white) and Standard Schulte mixer.

7.3     Bath: 1700mm white Standard acrylic bath with Standard Schulte mixer.

7.4     Natural anodized aluminium frame with Standard Schulte mixer.

7.5     Franke double bowl drop-in sinks with Standard Schulte mixer.

10.2   Formica tops - Developers choice

10.3   No pelmets will be provided.

11.    GENERAL

11.1   All driveways will be paved with Cement Pavers

11.2   All Units to be fitted with Home fire Built-in Braai.

11.3   Intercom system to each unit

Prospective Buyers may discuss changes and customizing of units with the Developer and Architect prior to construction.  These changes can then be priced and incorporated into the final design.
